  • When hosts initially partner with a Property Management Company or Channel Manager, they often remain unaware of an important detail: Airbnb, due to the use of an API (software connection), automatically imposes the 'Host-Only' fee under their 'Simplified Pricing' model.

  • This means that in addition to the fee for the Property Manager, which is typically around 18% + VAT, hosts must also pay an additional 15% + VAT to Airbnb. This cumulative total can lead to hosts incurring approximately 40% in fees. What's even more concerning is that these fees are charged on gross income and are deducted from the gross revenue, which hosts never see. This effectively eats into host profits, and some management companies even tack on a monthly fee on top of these expenses.
